AIA Document A105™-2017 is a standalone agreement with its own terms and conditions. The AIA A105-2017 document is intended to be used in a project that is of short size and duration, and where payment to the contractor is based on a fixed sum (fixed price). A105-2017 replaces aIA Document A105-2007, the standard form of the agreement between the owner and the contractor for a residential or small business project. For larger and more complex projects, other AIA ownership/contracting agreements are more appropriate. The documents AIA A105-2017 and B105™-2017, Standard Short Form of Agreement Between Owner and Architect, include the Small Projects family of documents. Although the A105 and B105 have similarities to other agreements, the Small Projects family should not be used with agreements in other document families, without the need to carefully compare content side by side. For design construction projects, A145-2015 is intended for a residential project of one or two families and consists of the contract part and Object A, a design-build change that is performed when the owner and the owner have agreed to the amount of the contract. A design project is a project in which the owner enters into contracts with a builder and the builder is required to complete the design and construction of the project. The A145 is an optimized document designed to be used in residential construction projects. In addition, the changes to the short form agreement are not binding on the architect. If the architect`s contract is not modified to coordinate with the changes made to the short-form agreement, the architect will provide the management of the project in accordance with an unchanged short-form agreement. Obviously, such a situation can cause the leash. For this reason, the owner must make the necessary modifications to his contract with the architect, so that the architect`s contract is complementary for the changes made to the short-form agreement.

If the A104 is used, the corresponding owner/architect agreement is the B104. The AIA A104 document is intended to be used in medium-sized construction projects with limited scope and complexity. It can be used for projects for which payment is made either on a fixed price or on the cost of the work plus a royalty with or without a guaranteed maximum price. The A104 is considered an abbreviated form agreement, as it is a stand-alone agreement that does not require the use of a separate adoption document. When the owner and contractor choose one of the two cost-plus payment methods, the parties must complete an A-exposure to the A104, which provides details of the cost of the project. The AIA`s A105 document is intended for smaller projects, modest in terms of size and short duration, for which payment to the contractor is based on a fixed price. Like the A104, the A105 is a stand-alone agreement that contains its own framework conditions.
